PROPERTY REPORTS

As we are truly independent and have no vested interest in the property you hope to purchase we are in the perfect position to give you an accurate and unbiased report about that property. This will, without doubt, save you a lot of time, money and perhaps needless disappointment.

Standard Property Report

This is carried out as part of the process when a property search is commissioned.

It can also be requested as a stand alone service should you wish us to inspect and report on a property you have found yourself. Should that be the case we will ask you to let us have all the details of the property together with contact details of the seller or selling agent, and also to enable us to be objective in our report, explain to us your purchase criteria.

A standard report comprises a dossier containing:

Exterior photos of the property taken from all accessible angles including good and bad aspects.
Photos of views from the property.
A written report on the general appearance of the property highlighting any obvious visual defects.
General comment regarding the location of the property and the proximity of neighbours.
Information on any obvious elements of nuisance such as traffic noise, difficulty of access etc.
Our view of how the property compares to the description you have been provided with.
Our view of the likelihood of the property meeting your purchase criteria
Our view, taking in to account all the above, as to whether the property is worth the price being asked.

Our fee for preparing a standard report is €350 within a radius of 100kms of our office outside of which a mileage charge will be added.

Detailed Property Report

All aspects of the standard report will be carried out. We will then tailor the detailed report to meet your requirements. Typically a detailed report will include:

Photos and description of the interior of the property including a report of its general condition and décor.
Room sizes.
Description of the internal layout of the property.
Report on the standard and quality of fittings in bathrooms and kitchen.
Report on local amenities and their proximity
Our view of the suitability of the property if it is being bought for a specific purpose such as for example keeping horses or conversion in to a Gite.

The fee for this service will be determined by your individual requirements. We would be glad to give you a personalised quotation.
If a detailed report is requested as part of a commissioned property search the cost of a standard report will be deducted from the fee.
